Booking or Airbnb for a rental cottage. What to compare

The answer depends on your conditions and the way you work. The portal that brings more enquiries may also involve more work. And a smaller deducted amount is not enough for a comparison if it concerns a different stay. Start with what you rent and how much work you can add.

A cottage can be listed on both, a room too

The split "Booking for hotels, Airbnb for houses" is too simple. Booking also invites owners of apartments and holiday homes. Airbnb distinguishes, among other things, entire places and private rooms. The portal's name alone does not settle where your cottage should go.

On Airbnb, the distinction between the entire place and a room helps describe privacy. With a whole house you still have to say whether the host is on the same property. On Booking you likewise have to make sure the guest picks the right accommodation option. On both portals a wrong description of the space can end in a conversation at the door.

Do not choose based on stories about better guests

There is no evidence that calmer families arrive from one portal and more demanding people from the other. That is not a basis for running your calendar. What matters more is whether the listing explains the rules, the limits and what is shared.

When you rent an entire cottage, the guest may need information about key pickup and the arrival after dark. With rooms in a shared house comes the question about the kitchen and the bathroom. These needs follow from the stay, not from the app's logo.

Booking or Airbnb: which pays off more

Do not put a percentage from general comparisons into your reckoning. Your account's terms and the settlement of a specific stay are a better source. Separate the amount paid by the guest from the money that stays with you after fees. Check also when you receive it.

Length of stay, cleaning, discounts and cancellation rules matter in the comparison. Higher revenue per night can mean more guest changes. There is no single rate that will settle for you the cost of that time.

If you are only considering a second portal, you do not have your own result from running it yet. You can read the proposed terms, but you do not know how many bookings you will get. Separate what is written in the offer from what you are counting on.

Service starts before arrival

In choosing a portal, what counts is whether you can handle its way of booking, payment and correspondence. Do not base the decision on the simplification that on Airbnb you always accept an enquiry and on Booking a ready booking always drops in. Booking also describes booking on request; whether the option is available for a specific property has to be checked in its terms. Information for new Booking partners is a starting point, not a promise of every feature on your account.

Pick a way of working in which you are able to reply and hand over the keys as the listing says. A new message inbox will not make anything easier if you only look into it once the day is over. Do not assume either that the protection offered by the portal covers all damage; its scope needs reading before you accept a booking.

Check it yourself

Open your current listing the way the guest sees it. Find the latest arrival hour. Can you keep it without an extra conversation? If an arrangement is needed, check whether that information is really there.

A shared calendar does not mean a shared description

After adding a second portal, the same dates can be sold in two places. Airbnb lets you exchange calendars with other services and states that it pulls data from connected calendars every three hours. Nobody guarantees that number in the other direction: each service refreshes its own way, and not all kinds of blocks transfer the same. Three hours is enough for the same dates to be sold twice. Do not treat such a connection as a guarantee of instant updates.

An exchange of booked dates is not a confirmation that prices, description and times agree. Even if the calendar works, the sentence about taking animals can stay in the previous version. The same goes for the promise of breakfast or year-round operation.

Is it worth listing a property on several portals

A second portal is worth considering when you can handle the extra bookings and keep the listing current. If you are already falling behind on messages or the current listing has unclear conditions, deal with that place first. Copying the description alone does not remove the problem.

Every further portal is another place where prices and times can drift apart. That does not make it bad. You are simply giving yourself the duty of checking whether the guest still gets the same promise.

You can do this yourself

Start with one arrival hour on the current listing. This small check will show whether the listing matches how you really take guests in.

With several listings, the audit compares the website and the portals and points out contradictory versions. It does not pick a winning portal and does not promise bookings. If a source is unavailable, the gap is marked in the report.
