This is what the report you get looks like
Below is a real excerpt from an audit, done on my own property. Next to each confirmed agreement I give the date the sources were retrieved.
What the audit found
The full audit covers the property's own website and two portals, Booking and e-turysta. The result: 4 mismatches in the category "a promise nobody made", 2 in the category "lost booking" and 3 in the category "a dent in your reputation". Below I show two of the nine mismatches, taken from the full audit. The mismatches are ordered from the most serious. The most serious does not mean the most eye-catching; it means the one that costs you the most.
The portal invites guests in winter, when the property is closed
"We take guests from April to the end of October."
"all year round"
The portal is wrong. The property is seasonal and its own website says so plainly in two places. A guest who plans a stay in January will arrive at a locked door or, at best, write in and get a refusal.
The field for the operating period, in place of "all year round":
The property is open from April to the end of October.
In the calendar, close availability from 1 November to 31 March, so that enquiries do not arrive for dates you cannot handle.
Prices: the description in the portal gives different ranges from the price list on the same page
"Rates per night are always per room. The amounts shown are starting rates; the exact rate for your chosen dates is available by phone or email."
"Nightly rates at our guesthouse range from 150 zł to 395 zł per room"
The portal is wrong; worse, it contradicts itself. The property's own website gives no maximum price: the amounts in its price list are minimums per room type, from 155, from 180, from 230 and from 430 zł. A few paragraphs further down, on the same portal page, the correct price list appears: 155, 160, 165, 180 to 185, 205, 230 and 430 zł. The description is old, the price list is current, and the guest reads whichever they see first. A guest who compares the two places does not assume one of them is out of date. They assume something is off here, and choose a property where nothing disagrees with itself.
Prices in the property description, in place of "from 150 zł to 395 zł per room":
Single room from 155 zł, double room from 180 zł, double room with a private bathroom from 230 zł, apartment from 430 zł per night. Rates per night are always per room.
Do not touch the price list itself; the values it gives are correct.
What agrees
This is the part owners like best: from this list you know which fields you do not have to touch.

What this audit does not cover
This section is in every report and it is never empty.
- Booking blocks retrieval, and this time was no exception. I go through its listing by hand and mark it in the report if it fails to open.
- I do not cover the Google Business Profile. Its content is produced in a way that cannot be reliably read from the outside.
- Prices visible only after choosing dates, and content behind a login, stay outside the audit.
- I settle it where I have proof. Where there is no proof, the question goes to you.
What this adds up to
These two examples come from the full result of an audit of a property I run myself and know everything about. They only become visible when you read your own listing from the outside, with the eyes of someone who does not know you.
You can do this yourself
With one property and one portal it is an evening's work. Open the website and the portal listing side by side and go through them in order: price, times, rules, season, contact. Write down every difference, establish the correct information and fix the place that gives the wrong one.
With several portals, old listings and price lists from different seasons this turns into many evenings of work. That is when I go through all the sources at once and hand over a document laid out as above.
