Unison

For owners of accommodation properties

A guest arrives with a promise nobody ever made to them

I compare your website with your listings on portals and list every place where they say different things about you.

CHECK-IN 15:00 ? BOOKING14:00

Booking promised him 14:00. Your door says 15:00.

The guest asks: what time can I check in?

Your website 15:00
Booking 14:00
Accommodation portal 16:00
Google listing not given

The guest does not see four windows. They see one: whichever they happened to land on. They arrive at two and wait an hour in front of a locked door.

Only just opening your property, and it is not listed anywhere online yet? Then there is nothing to compare. I will set up a profile on Booking for you from scratch for 1,500 zł.

See what the profile setup includes

Online presence audit

A guest assembles their picture of your property from several places at once

From your website, from Booking, from accommodation portals, from your Google listing. These places often say different things. The guest does not compare them; they take it all in as one whole and believe every part of it.

I review your website and your listings on portals. Booking blocks automated retrieval, so I browse its page manually and note in the report if it fails to open. I do not cover the Google listing: its content is shaped in a way that cannot be reliably read from the outside.

The audit is a check of that whole picture. I go place by place, compare the information and write down every inconsistency.

What you get at the end

A document with a list of mismatches. For each mismatch I give exactly where it is and what does not agree. A plain list to read through.

It also happens that there are no mismatches, because there is nothing to compare. Then you get the same thing from the other side: a list of places where the guest finds no answer from you and has to look for it on a portal. That result is just as useful, and it happens more often than it seems.

The third possibility is that everything agrees. Then I say so plainly.

What I need from you

Links. A link to your website and links to your listings on portals. No passwords, no access to your accounts.

How long it takes

Up to five working days from receiving the links, usually less. If something comes up that would delay it, you hear about it from me before the deadline, not after.

What it costs: 690 zł

This is the price of the online presence audit. VAT is not added on top, so this is what you pay.

What the audit does not do

On its own it fixes nothing; it is a diagnosis, not a repair. You make the corrections, or I do, but that is a separate service.

I do not promise a rise in bookings by any specific percentage; I have no such data. I only know that mismatches confuse guests.

The result also has a shelf life, because portals change content on their own. After a longer while the audit is worth repeating.

Prices: the description in the portal gives different ranges from the price list on the same page

My website, price list

"Rates per night are always per room. The amounts shown are starting rates; the exact rate for your chosen dates is available by phone or email."

Accommodation portal, property description

"Nightly rates at our guesthouse range from 150 zł to 395 zł per room"

The best part: the same portal contradicts itself. A few paragraphs further down, on the same page, the correct price list appears: 155, 160, 165, 180 to 185, 205, 230 and 430 zł, while the owner's website gives only minimum rates per room type and no upper bound. The description is old, the price list is current, and the guest reads whichever they see first. I also check the property's name and category against the official register: in Poland "guesthouse" is a legally defined type of accommodation, so without a formal classification that word has to go.

To paste into the portal's panel:
  • prices in the description: from "150 to 395 zł" to minimum rates per room type: from 155, from 180, from 230, from 430 zł
  • the "Property open" field: from "all year round" to "April to October"
  • the name in the description: from "at our guesthouse" to "at Carynka"; leave the "private rooms" category as it is

Limits of the audit

What could not be checked from the outside

  • The portal's owner panel: only the public fields are visible, not what lies behind login.
  • Prices and availability after choosing dates: I check fixed fields only.
  • Which source tells the truth: I settle it where I have proof. Where there is no proof, the question goes to you.
  • Distances given by the portal: I check them against each other, not against the distance on the ground.

Examples from a real audit

Four things the owner saw only once somebody laid them side by side

All of them come from a single audit carried out in September 2026. The property is deliberately left unnamed.

Kitchen and bathrooms

Booking promised

A kitchenette in every room. Family rooms with a private bathroom.

At the property there was

A kitchenette in one apartment. A private bathroom in two rooms out of ten.

The description was in English, so it slipped past the owner. A guest from abroad read it very carefully.

Time of year

The portal invited

At any time of year.

The property was

Closed from November to March.

A guest looking for a winter stay saw an invitation with nothing behind it and moved on. The owner has no way of learning that such guests ever existed.

Prices, stated twice in the same listing

Property description

Old prices.

The price list a few paragraphs down

Current prices.

Both versions sat next to each other and said different things. On top of that, the description wrongly called the property a guesthouse; its registered category, "private rooms", was the correct one.

What was missing everywhere

In the English description on Booking

Everything about a kitchenette that does not exist.

What the property actually has

Trailheads 5 to 10 minutes' walk away.

The place's strongest advantage was missing from the descriptions on both portals I checked. On Booking, only the guests mentioned it, in their reviews.

6properties out of twelve checked

had no confirmed contradiction. They had something worse: a website that leaves at least six of a guest's ten questions unanswered.

More common than a mismatch

Your website may not say anything wrong. It may not say anything at all

I took twelve properties from one region: a tool did the first pass, and I then checked every suspicious item by hand. Two had a genuine contradiction. Six others had something a guest will never report, because they simply leave.

This is what a website that sits there and looks decent does. A guest arrives with ten questions and takes at least six of them away unanswered.

How much is a night in August not found
Check-in and check-out times not found
Whether dogs are allowed not found
Whether there is parking not found
Whether breakfast is included not found
How to get there found

What a review of many properties looks like

This is the first pass, before each item is verified at the source. Something suspicious turned up for five properties.

The properties stay anonymous, and none of them received anything from me. I did it for myself, to see how often this problem occurs at all.

PropertyFields foundTo verifyInternalNot retrieved

Then I checked the result, item by item, each against its source. Genuine contradictions were confirmed at two properties; the rest turned out to be false alarms. That is why nobody gets the first pass from me, only what I have verified myself.

YOUR WEBSITE Nightly rate missing Check-in missing Nightly rate in August?

The guest left, and you never even knew they had been looking for answers on your website.

The guest may never write or call with that question. They may go back to the portal, where all of it is written down, and book there.

You then pay commission for a guest who had already been on your website.

Check it yourself

A fifteen-minute self-check

You have your phone with you, and your listing is right there on it. Answer ten questions, comparing what the guest sees. Do not log in anywhere; you can check everything as an ordinary visitor.

  1. Question 1 of 10

    Check-in and check-out times

Open your listing on the portal and your website or Google listing, and find the check-in and check-out times in each.

Are the times the same in both places?

  2. Question 2 of 10

    Months open

Open the availability calendar in the portal and see which months it shows your dates as available. Compare with the months when you actually take guests.

Does the calendar show as available only the months when you actually take guests?

  3. Question 3 of 10

    Pets

Open your listing on the portal and your website or Google listing, and check what each of them says about pets, including the fee.

Are the pet rules, including the fee, described the same everywhere?

  4. Question 4 of 10

    Children and cots

Check in the portal and on the website what is written about children: from what age you take them, and whether a child's cot is available, and if so, at what fee.

Does the information about children and the cot agree in all places?

  5. Question 5 of 10

    Breakfast and kitchen

Check in both places what happens with food: whether breakfasts exist, what they cost and at what time they are served, and whether the guest has access to a kitchen.

Does the description of breakfasts and the kitchen say the same in the portal and on the website?

  6. Question 6 of 10

    Number of rooms and beds

Find in the property description or in the field with its total number of rooms, cabins and beds the declared size of what you offer. Compare it with the real number for the same scope: the whole property or the part you list. Do not count rooms from the availability calendar, because booked or unlisted dates do not show the whole stock.

Does the stated number of rooms and beds match what this listing actually offers?

  7. Question 7 of 10

    Parking

Check what the portal and your website say about parking: whether there is one, whether it is included, and how many spaces there are.

Does the parking description agree in all places?

  8. Question 8 of 10

    Prices

Pick one date and compare offers for the same room, the same number of people, length of stay, board and cancellation rules. Include discounts and extra fees. Different terms or deliberately different prices across channels are not errors in themselves. Check that each amount matches the offer you actually sell. How to compare prices.

Are both prices current and correct for the terms stated next to them, even if the amounts differ?

  9. Question 9 of 10

    Attractions and distances

Pick three attractions with distances given in your listing and check each on the map in your phone, along the road the guest will actually drive.

Do the given distances agree with the map?

  10. Question 10 of 10

    Deposit or down payment

Pick one booking. Compare the prepayment amount, the payment deadline and the refund rules shown when it was made with the confirmation and the message about the same stay. Do not compare with another channel's rules: the portal may have its own prepayment terms, different from a direct booking.

Is the prepayment information for the same booking consistent with the terms the guest received when making it?

Your numbers

A calculator running on your numbers

I have put in example numbers so you can see how it works. Swap them for your own and the result recalculates at once. Everything below comes from you.

—

That is what one booking of your typical length of stay would be worth. I am not saying you lose exactly one through mismatches. The amount only shows what is at stake each time a booking falls through.

—

That much of your annual portal revenue stays with the middleman. For this commission the portal brings you guests, so it is not a loss, but the amount shows how much of your turnover passes through someone else's hands.

—

That much would stay with you each year if that share of guests booked directly. This is not earnings from new guests, only commission that stays with you from guests you already have.

This is an estimate computed entirely on numbers you entered yourself, not the result of a study and not a promise. I do not know how many bookings actually fall through because of inconsistent information, or how many of your guests would choose to book directly. The tool shows the order of magnitude of your own money and nothing else. The numbers stay in your browser; nothing is sent anywhere and nothing is stored anywhere.

560 złof difference on one stay

That is the difference between two price lists for four people in one room for seven nights: 1,120 zł and 1,680 zł. This figure comes from an audit, not from an actual settled stay.

YOUR PRICES1680 zł LISTING 1120 zł

You did not lie. It is just that nobody had compared those two places until the guest did it at the moment of payment.

Setting up a Booking profile

I put your property on Booking from scratch

I run two accommodation properties on Booking, and over three years I have learned the portal inside out: promotions, rate plans, reports, taxes, decisions about what to switch on and what to leave alone. I know where a new property gets stuck, because I got stuck myself on every one of those steps.

The registration form itself takes a quarter of an hour; the rest takes a week. Property verification, company details, a payout account, photo requirements, cancellation policies, seasonal prices, taxes. Somebody putting up a cottage for the first time gets stuck on this for a week before the account is up and running.

The owner wrestles with setting up a profile The owner sits on a chair, with a separate desk and laptop in front of him. He tries to type, leans forward, frowns, opens his mouth and raises both hands. A speech bubble asks: How am I supposed to fill this in? Beside him, the steps of setting up a profile pile up. Then his face softens and the steps get ticked off. SETTING UP A PROPERTY PROFILE It was meant to be one form. You do not have to go through every step of setting up a profile on your own.

What you get at the end

A profile launched in full:

  • the account,
  • the property description,
  • the first calendar,
  • the rate card and rate plans,
  • cancellation policies and house rules.

You take and supply the photos; I upload and caption them. I do not do photo shoots. At the end, a short training session over a shared screen: where everything is and what you change yourself. We finish by handing the account over to you.

When you take better photos, we swap them in and the profile looks different straight away. That is minor paid work, charged separately.

Your account and your payouts

Booking requires the owner's details, a contract and a bank account. We do this one step together over a shared screen: you type in your details, I point out what goes where.

The whole service runs remotely, with no travelling, so we can start from anywhere in Poland. The account and the payouts are yours.

After the handover you change the password, and from that moment I have no access to your account. I keep no access to other people's payouts; payments from the portal stay between you and the portal. If you ever need my help with the account, you share your screen for the call and close it yourself.

You run the calendar

The calendar changes every day, and there is a phone app for it that has to be used. An out-of-date calendar ends in a double booking or an empty weekend. If you do not intend to keep it up to date, this service is not for you.

How long it takes

A week from the complete set of materials: your photos and answers to a few questions about the property.

I do this in the evenings, after work and after the property, so I give a safe deadline. It usually works out faster.

What it costs: 1,500 zł

This is the price for the whole thing: a Booking profile, with the training and the account handover. VAT is not added on top, so this is what you pay.

What I do not promise

I do not promise a number of bookings or your property's position in search results. That depends on the portal, on your property and on how you run it.

I promise what depends on me: a complete profile consistent with the portal's rules. After the training, you know where everything is.

What else I can do

After the audit it is usually clear what comes next

You do not have to take all of it. Only the audit shows which step is enough: sometimes getting the website you already have working, sometimes a new website, sometimes just descriptions for the portals.

890 zł

Bringing the website you already have to life

A website does not have to be bad to do nothing for you: it can simply sit there, look passable, and give no prices, hours or rules for the stay. In the same review, one of the twelve properties had an expired certificate on its website, which the browser warns about on every visit. The guest has nothing to go on, so they go to a portal and book there.

I fill in what is missing and fix what is broken. Prices, check-in times, house rules, directions, working links, a valid certificate. I do not rebuild the website or change how it looks, unless you ask for that yourself. This is the cheapest of the work on the website itself, and the result usually lasts a long time.

Here, unlike in the audit, I need access to your website or your hosting panel. Without that, nothing can be fixed.

from 3,500 zł

A property website

I will build your property's website. The guest should quickly find the rooms, prices, directions and a phone number on it, because they usually look at it on a phone. The website has to work, not dazzle.

Descriptions for portals

I will write descriptions of your property. Scope: Booking, two accommodation portals and your website. A description has to tell the truth and lead with what you are genuinely good at. Concrete things instead of generalities.

quoted after the audit

Photos and captions

The guest looks at the photos first and reads later. I will put the photos on the website and the portals in a sensible order and add captions. A good caption tells the guest what they are looking at. Here, unlike in the audit, I need access to the website and portal panels.

quoted after the audit, timing agreed in conversation

Email assistants

This is not an off-the-shelf tool I switch on: I build the assistant from scratch for the specific property each time, and how long that build takes is something we agree in conversation, because it depends on how many rules you have and how you write. Before it starts replying to your guests it has to learn your prices, your rules and your way of writing, because otherwise it will get things wrong, and it is exactly this familiarity that lets you trust it. Once it is working, replies are drafted in a few minutes, you read and approve them, so in the evening, after a full day at the property, you are not sitting down to type for the third time about the same check-in hour.

Consistency care

Portals change your listings without you too

The picture from the audit is true on the day you read it. Portals do not wait: they change descriptions, shift seasons, leave old prices standing next to new ones. With this service, each quarter I compare all of your pages against the record from three months ago, and the issue register keeps track of everything not yet closed.

Each quarter I save copies of all the checked pages, so I compare a document with a document, not a memory with a document. Two things come out of this: a report that says what happened, and a register that holds issues open until they close.

What you get each quarter

A short report, ordered from the good news down to what is still open:

  • what has improved since last time, with the current wording quoted as proof,
  • what has appeared: both wordings side by side, which one is wrong, and ready text to paste, in a shortened version of the audit card,
  • what is still open: one line per issue and a count of the quarters it has been open,
  • your changes noted, for example a new season entered in several places at once and confirmed consistent,
  • a plan for the next quarter: at most three issues, with dates, for example checking whether, once the season ends, the portals drift back to showing the property as open all year.

You get the full mismatch card once. In the following quarters the issue returns as a single line in the register until it is closed.

What the tool does and what I do

The tool fetches your pages, except Booking, which I browse manually, and compares them with the state from three months ago. Along the way it filters out noise:

  • a reshuffled portal layout,
  • a changed order of sentences,
  • the same amount written as 150 zł, 150zł and 150 PLN.

Candidates for changes remain.

Some of the flags are false alarms, so the report is never produced straight from the tool's output. I check every item against the saved copies, and only then does it reach you. That is half the work in this service. That is what lets you put the report to use, for example in a conversation with the portal.

Why it only works from the second quarter

The first report can do as much as the audit: point to where a mismatch is. From the second quarter onwards comes what a one-off check cannot do: every confirmed issue gets an entry in your property's register, with a date, a weight and a counter of quarters.

A fixed issue disappears from the report and stays in the history, so a false alarm rejected once does not come back as news. An issue that has been open for a second quarter gets one question next to it: do we fix it this round, are you leaving it deliberately, or does the portal not allow it. I ask once and wait for an answer.

After three quarters with no movement and no decision from you, I record that you have agreed to leave it, and stop writing about it. I will come back to an issue only if it changes. Silence after a decision is part of this service too.

What I do not promise

I do not point out who changed what, because a mismatch does not prove it. A change entered in several places at once is most likely your deliberate decision, and the report records it among your changes, not among the faults.

If one of the places could not be fetched, you read about it plainly, with the number of places this quarter did not see.

I promise neither more bookings nor better visibility, because I cannot prove those. I measure one thing: from quarter to quarter, there are to be fewer mismatches. That is the whole promise.

What it costs

I give prices up front, and where that is not possible, I say plainly what they depend on

Seven services have a price up front, two I quote individually after the audit, and the amounts are without VAT: exactly what you pay.

The guest and you see the same time, so they can arrive calmly and book directly.

Why me

Everything I offer, I first put in place at my own properties

I run two accommodation properties in the Bieszczady Mountains: Carynka in Ustrzyki Górne and the Las Się Żyje cottage in Tarnawa Niżna. This is my daily work, not a side project.

Nothing on this page was invented on spec. The audit went through my own property first, and the examples above come from it. The websites I offer stand at my own properties. The email assistants work for me every day, so I know how much work it costs to build one for your property before I offer it to anyone.

I do this as a property owner. I know what the day looks like for someone who answers the phone themselves, runs the portals themselves and cleans up after the guests themselves. That is why I start with specifics.

Before you write

Four things you are probably thinking right now

Everything at my place agrees

It happens; there are properties without mismatches. One of those twelve properties the tool went through in full: all six subpages of its own website and its portal listing. I checked the result: five mismatches. The most serious concerned the price for the same room: the listing said 40 zł per person, while the price list on the website said 60 zł, 50% more.

Check it yourself: lay your website and one of your portal listings side by side and compare two things: the check-in time and the price for the same room.

I have no time for this

Fair enough: you are the reception, the portal and the cleaning all at once, and you do not have that time. From you I need only links to the website and the listings, no passwords and no logging into panels. The reading and comparing I do, and you get a list where each correction is entered separately, as you go along.

Check it yourself: type your property's name together with the town into a search engine and go through the results to the end of the second page, looking for a listing you switched off or forgot about.

I have Booking; it fills my occupancy

True, Booking brings guests, and the audit does not change that. It is just that the description on Booking is written by the portal, often in English, and nobody from there ever called me to ask whether it was true. At my own property, the English version of the page promised a kitchenette in every room, while in fact only one apartment has one. I did not know this myself until I read my own listing.

Check it yourself: open your page on Booking in the English version and read the first sentences of the description out loud.

The guest will call and ask anyway

True: whoever calls will find everything out. Mismatches mislead above all those who do not call: the guest reads several places at once and assembles one picture of the property from them, and where the places contradict each other, they choose another property before any conversation happens. At one of the properties checked, the same cottage stood in the portal at eighty złoty per night more than with the owner.

Check it yourself: compare the price for the same room for the same dates, for example the early-May holiday weekend, in the portal's calendar and in your own price list.
