Guide
How much a website costs for a guesthouse or a rental cottage
At Unison a simple website costs 3,500 zł and a full one 5,900 zł. Getting the website you already have working again costs 890 zł. Before you pick an amount, establish what the guest is really missing. A new look will not replace a room price or a working contact.
A free builder gives you a place: the content is up to you
You can arrange the photos, the description and the contact details in a ready editor yourself. You will then pay zero for a contractor's work, because the contractor is you. What remains is the time to pick the photos, write the prices, check the phone number and make the later fixes.
A free plan does not have to mean your own domain with no ads. For example, Wix lets you build a free website, but connecting your own domain and removing the ads requires a paid plan. That is an example of one builder's terms, not a rule for every tool. Before choosing, read the renewal price too, not just the introductory promotion.
A builder can be enough for a simple presentation of a cottage, if you have the materials and can change the season yourself later. It will not settle for you whether the price is per person, per room or for the whole house.
A website from a template: you pay for the fitting and the work
A concrete point of reference: in Cybersmart's offer a template-based one-page site costs 1,500 zł net, and the version with several subpages 2,500 zł net. I checked the price list on 5 September 2026. That is this contractor's offer, not a market average or a quote for your property.
A ready layout reduces the design work. Someone still has to choose the sections, place your materials, set the address and check that it works. In the offer cited, the texts and photos of the property are supplied by the client. If you have no descriptions, paying for the website alone does not mean anyone will write them.
A template is not a flaw. The trouble starts when it keeps the sample breakfasts, a photo of someone else's room, or a booking button that leads nowhere. You pay for removing such things just as much as for the colour of the header.
A website written from scratch: what the price difference is for
When working from scratch, the contractor prepares the layout and the way the property is presented. Then comes building the website and checking it before publication. The label "from scratch" alone does not prove you will get a better website, though. What counts is whether the guest finds the answer and whether it can be corrected later.
The Unison price list has two variants: a simple website for 3,500 zł and a full one for 5,900 zł. Both are written from scratch and checked before publication. The scope of a specific variant has to be agreed before ordering. Do not assume from the price alone that it includes a photo session, online payments or a connection to a portal calendar.
After publication the bills do not stop
Separate the making of the website from its upkeep. The domain, hosting, a paid builder, a reservation system and handling changes can each be billed separately. Not every project needs all of these. Ask for a breakdown of what you pay once, what you renew, and who will change the price list before the next season.
An "Ask about dates" button and a system that takes payment and blocks availability are a different scope of work. If you answer enquiries personally, do not order automated selling just because it looks more serious.
Open the page of one of your rooms on a phone. Try to find the price and to work out exactly what it covers. If you cannot, write down this one gap. It does not yet mean the whole website has to be replaced.
Before you order a new one, check the current one
At Unison, reviving an existing website costs 890 zł. It covers filling in the prices, times and rules, and fixing dead links and the certificate, without a rebuild or a change of look. Not every old website is fit for such work; its condition has to be seen first.
An online presence audit costs 690 zł and is a separate service. It compares the information on the website and in the listings. It can show that the problem is missing content, but it does not replace a technical quote for a rebuild.
The most expensive website is the one that just sits there and answers nothing. You paid for it to be made, and the guest still has to look for the conditions on the portal, where you pay commission at booking. A new website does not guarantee direct bookings. First check whether the current one can be brought back to life.
You can do this yourself
You can fill in a missing price explanation yourself. That is a good first move before ordering a new project.
If you do not know whether the guest is running into missing information or contradictory versions of the listing, the audit helps tell them apart. You get the findings and the places to fix, and you decide about a new website on that basis.
